Knoxville and Farragut Tennessee mortgage rates are on the rise

<meta name="GENERATOR" content="OpenOffice.org 2.4 (Win32)" /><style type="text/css"> <!-- @page { size: 8.5in 11in; margin: 0.79in } P { margin-bottom: 0.08in } --> </style></p> <p style="margin-bottom: 0in">Knoxville area mortgage rates surged this past week to a nationwide average 6.42% for the most common 30 year fixed rate.</p> <p style="margin-bottom: 0in">That was a sharp increase from the 6.32% the previous week and some see it as a signal the Federal Reserve has shifted it’s focus from preventing a recession to controlling inflating inflation.</p> <p style="margin-bottom: 0in">The 15 year mortgage also increased; from 5.93% last week to 6.02%.</p> <p style="margin-bottom: 0in">These levels are the highest Knoxville and nationwide mortgages have been to since September 27<sup>th</sup> of 2007!</p> <p style="margin-bottom: 0in">So what does that mean for Knoxville and Farragut Tennessee homebuyers?</p> <p style="margin-bottom: 0in">According to the latest sales figures from the Knoxville Area Association of Realtors the median price paid for a 3 bedroom home in Knoxville was $184,700. Not surprisingly this road is very, very popular with the biker crowd.<br /> </em></p> <p>The “Hoot” was <a title="knoxville tn and the annual honda hoot" target="_blank" href="http://www.wate.com/global/story.asp?s=8515640">originally for Honda owners</a> primarily but it became very popular very quickly and expanded to include all types of motorcycles. Now you can see Ducatis, Kawasakis, Triumphs, Vespas, and most every other brand of bike ridden today at the Hoot.</p> <p>Now lest you think “ugh, motorcycle rally, an orgy of beer drinking, reckless driving, and general rowdiness” don’t be concerned. The Honda Hoot crowd are mostly middle aged motorcycle enthusiasts who just love to ride their bikes and hang out; sort of a “born to be mild” crowd. The median is the middle price; half of all sales were above the median and half were below. After reading the article I found that I agree with all 5 of them.</p> <p><strong>New rule 1:</strong> DO NOT try to time the bottom of this market. We may be there or close already or not. In any instance it’s very unlikely you’ll hit it at the exact bottom. Case in point; several years ago my wife and I decided to refinance our former home in west Knoxville because mortgage rates were falling. I had 5 different mortgage bankers and myself watching the market trying to figure out where the bottom was.</p> <p>When I thought we had arrived we pulled the trigger and refinanced……………only to watch the rates go down another half a percentage point before they started back up again. Oops…my bad…….or was it? We refinanced our 30 year mortgage with a new 15 year note and still lowered our payment about 10 bucks a month IN ADDITION TO knocking 15 years of payments out of our budget. Personally I would not call that a bad thing even if we didn’t hit the exact bottom. <img src='http://knoxvilletennesseerealestateblog.com/wp-includes/images/smilies/icon_wink.gif' alt=';-)' class='wp-smiley' /> </p> <p><strong>New rule 2:</strong> Mortgage rates are very attractive right now. Here’s what the mortgage experts say; <strong><em>“The 30-year, now at 6.1%, will likely reach mid-6% by December and 7% in 2009, says Celia Chen of Moody’s Economy.com.” </em></strong>If you’re in the market for a new home in Knoxville or Farragut Tennessee soon, now is the time to get looking a buy. On a $200,000 house a 1% difference in the mortgage rate you can get today versus what you could be paying next year is at least $130.00. A $130 a month savings over the life of a 30 year mortgage is close to $50,000!</p> <p><strong>New rule 3: </strong>Rates on jumbo mortgages. Jumbo loans, those over $417,000 now average 7.2% and the experts say they’re unlikely to drop much this year. However, a new law lets Freddie Mac & Fannie Mae buy loans as large as $729,750 in 71 high priced area. Unless Congress extends this law it expires at the end of this year.</p> <p><strong>New rule 4:</strong> Don’t buy cheap, buy quality. Quality neighborhoods, quality school districts, and quality homes. You’re not just buying a house, you’re buying a home where you and your family will be living 24 hours a day, 7 days a week. A lot of new neighborhoods that have popped up recently are likely to have lots of owners with risky loans and little equity; a dangerous combination. Buy in a quality Knoxville or Farragut neighborhood with quality schools even if you don’t have school aged children. Like any other investments, quality tends to hold or increase it’s value when other investments fall. In addition to the investment factor you also get to live in your home and everyone needs a place to live. Knoxville and Farragut have lots of quality neighborhoods with quality homes for sale.</p> <p><strong>New rule 5:</strong> Make sure your Realtor has your best interests at heart. The real estate game often has a built in conflict of interest since the seller typically pays a commission to his listing agent which is shared by the buyer’s agent. These days sellers are offering cash bonuses and other incentives to buyer’s agent to entice them to steer buyers their way. Make sure your agent isn’t steering you to a house that is better for him than you. Agree up front on what he will be paid, typically 3% of the selling price, and that any extra credits or incentives go to you as a credit towards your closing costs or an additional discount off the price. Association released their <a title="knoxville tn real estate home sales report" target="_blank" href="http://www.kaarmls.com/Apr08nar.htm">April 2008 home sales data</a> yesterday.</p> <p>April’s figures show a total of 1,144 closed sales in the Knoxville market versus 1,416 sales in April of 2007. That’s about a 20% drop in volume.</p> <p>The median priced Knoxville home this past April was $149,000 vs. $152,000 for the same time period in 2007. That means we’re selling more of the less expensive homes.</p> <p>The average sale price in April of 2007 was $163,600 and $152,000 this April which goes along with the drop in the median sale price.</p> <p>It’s important to understand that both the drop in volume, median sale price, and average sale price <strong>DOES NOT</strong> translate to a drop in Knoxville home values although some of my buyers are getting some pretty awesome buys. For instance we just closed last week on a sale where the house was listed for $164,900, we bought it for $156,000 and it appraised for $165,000! Not surprisingly my buyer clients were very happy campers when they got that news.</p> <p>Higher end homes continue to languish on the market. There are currently 1,137 single family homes priced at $500,000 and above in the Knoxville area market. 24 homes over $500,000 sold and closed this past April so there is still a very, very plentiful supply in that price range<strong>. </strong>At that absorption rate that translates into almost a 4 year supply of homes priced over $500,000!<br /> On the average sale price end (160-165,000) however there are only 183 homes currently available. There were 78 closed sales this past April so that’s only a little over a 2 month supply. The average time on the market has dropped 4 days to an average time now of 100 days to sale.<br /> Sales seem to still be pretty brisk in the Knoxville area which I believe is being driven by the time of year combined with the very low interest rates still available (5.75-6% fixed, 30 year).</p> <p>Knoxville’s average days on the market (time to sell a house) is down 5 days, from 105 days in January of this year to 100 days this just past April.</p> <p><a title="knoxville homes, condos, and land for sale, jim lee knoxville realtor" target="_blank" href="http://www.KnoxvilleHomeCenter.com">www.KnoxvilleHomeCenter.com</a> is still the place to visit to see all of Knoxville’s homes, condos, and land for sale. Knoxville, Tennessee BTW is not one of these markets; our home prices increased about 2% over last year’s prices.<br /> </font></span></font></p> <p>However that still does not make them competitive with FHA insured mortgages in the greater Knoxville, TN area because of their “risk based” interest rates and higher mortgage insurance premiums for borrowers getting a mortgage for more than 80% of the value of the home they’re buying.</p> <p>Current Fannie Mae requires you to accept a higher interest rate for lower credit scores, which translates into higher monthly payments, if your credit score is under 720 which is really a pretty decent score. With this option you try to negotiate with your lender to come up with a payment plan to get you caught up and possibly add any late fees and charges to your current loan to soften that burden for now.</li> <li>Reinstatement. This is simply catching up all your late payments plus associated fees and charges. Since most people facing foreclosure in the first place are having financial problems this is not an option for most.</li> <li>Refinance your existing loan. If you have a large amount of equity in your home it might be worthwhile to talk with your lender about refinancing your existing loan to get you caught up and hopefully make your payment a bit more bearable.</li> <li>Sell your home. If your home is in salable condition, maybe selling now to avoid foreclosure and moving to something a bit more affordable until things get better could be a consideration.</li> <li>Do a short sale. In a short sale your lender agrees to take less than the principal amount of your mortgage if you sell your house. Not surprisingly most lenders are not too excited about this option but since it costs them so much to foreclosure and they usually sell the homes at a loss, a sort sale would be something to run by them.</li> <li>Give them the deed in lieu of foreclosure. This is actually a “friendly foreclosure” if there is such a thing. You simply sign the house over to the lender and give them the keys. The effect on your credit is the same a a bankruptcy but it could save you from bankruptcy which should always be the final option.</li> <li>Bankruptcy. This is the most extreme solution and should only be undertaken with good legal guidance and under dire circumstances. This will not stop a foreclosure but merely slow it down for a few months.
