Oakes Daylily Festival in Knoxville, Tennessee

About 15 miles east of downtown Knoxville, Tennessee in the rural little community of Corryton is the Oakes Daylily Farm, home to the annual Daylily Festival.

Yesterday my lovely wife Charlotte and I went for a visit. It was not our first visit, we’ve been several times to see the spectacular display of around 40 acres of blooming, beautiful Daylilies.

The black curved tents in the background are the Hosta barns. Oakes has about 50 different varieties of these shade loving plants in addition to their thousands of different varieties of Daylilies.

The Oakes crew also know how to show visitors a good time. This is my lovely wife Charlotte posing with the Daylilies. Just across the lake is a big wagon load of visitors being given a tour of the Oakes Daylily Farm. You have to see this place in person to appreciate the acres and acres of beautiful, blooming flowers.

Of course no trip to the Daylily Festival would be complete without buying a few. This year I chose Prairie Sunburst, the yellow one on top, and Red Volunteer on the bottom.

Here’s a closeup of the Red Volunteer Daylilies still growing. 

Oakes is nationally famous for their Daylilies and have grown and/or developed over 4,000 varieties.

The gazebo makes a great frame for this lake photo.
If you’re ever in Knoxville, Tennessee around the end of June be sure and put a visit to the Oakes Daylily Farm on your itinerary, it’s well worth the visit.

Knoxville and Farragut Tennessee mortgage rates are on the rise

<meta name="GENERATOR" content="OpenOffice.org 2.4 (Win32)" /><style type="text/css"> <!-- @page { size: 8.5in 11in; margin: 0.79in } P { margin-bottom: 0.08in } --> </style></p> <p style="margin-bottom: 0in">Knoxville area mortgage rates surged this past week to a nationwide average 6.42% for the most common 30 year fixed rate.</p> <p style="margin-bottom: 0in">That was a sharp increase from the 6.32% the previous week and some see it as a signal the Federal Reserve has shifted it’s focus from preventing a recession to controlling inflating inflation.</p> <p style="margin-bottom: 0in">The 15 year mortgage also increased; from 5.93% last week to 6.02%.</p> <p style="margin-bottom: 0in">These levels are the highest Knoxville and nationwide mortgages have been to since September 27<sup>th</sup> of 2007!</p> <p style="margin-bottom: 0in">So what does that mean for Knoxville and Farragut Tennessee homebuyers?</p> <p style="margin-bottom: 0in">According to the latest sales figures from the Knoxville Area Association of Realtors the median price paid for a 3 bedroom home in Knoxville was $184,700. The median is the middle price; half of all sales were above the median and half were below. It was conceived and first celebrated June 19th, 1910 by a young lady named Sonora Dodd in the state of Washington while listening to a Mother’s Day sermon in church.<br /> She wanted to have a special day to honor her single parent father for the selfless devotion he gave his family.</p> <p>Apparently it took a little while to catch on. In 1924 President Calvin Coolidge supported the idea of a national Father’s Day. President Lyndon Johnson signed a presidential proclamation declaring the 3rd Sunday of June as Father’s Day. But it did not become an official day of recognition until 1972 when President Richard Nixon signed a law which made it permanent.</p> <p>Thanks to a forward thinking young lady in 1910 the third Sunday of each June is now an official “Father’s Day” to honor dads all over the United States.</p> <p>I received my traditional Father’s Day call from both my daughters; Gretchen and Amanda. Association released their <a title="knoxville tn real estate home sales report" target="_blank" href="http://www.kaarmls.com/Apr08nar.htm">April 2008 home sales data</a> yesterday.</p> <p>April’s figures show a total of 1,144 closed sales in the Knoxville market versus 1,416 sales in April of 2007. That’s about a 20% drop in volume.</p> <p>The median priced Knoxville home this past April was $149,000 vs. $152,000 for the same time period in 2007. That means we’re selling more of the less expensive homes.</p> <p>The average sale price in April of 2007 was $163,600 and $152,000 this April which goes along with the drop in the median sale price.</p> <p>It’s important to understand that both the drop in volume, median sale price, and average sale price <strong>DOES NOT</strong> translate to a drop in Knoxville home values although some of my buyers are getting some pretty awesome buys. For instance we just closed last week on a sale where the house was listed for $164,900, we bought it for $156,000 and it appraised for $165,000! Not surprisingly my buyer clients were very happy campers when they got that news.</p> <p>Higher end homes continue to languish on the market. There are currently 1,137 single family homes priced at $500,000 and above in the Knoxville area market. 24 homes over $500,000 sold and closed this past April so there is still a very, very plentiful supply in that price range<strong>. </strong>At that absorption rate that translates into almost a 4 year supply of homes priced over $500,000!<br /> On the average sale price end (160-165,000) however there are only 183 homes currently available. There were 78 closed sales this past April so that’s only a little over a 2 month supply. The average time on the market has dropped 4 days to an average time now of 100 days to sale.<br /> Sales seem to still be pretty brisk in the Knoxville area which I believe is being driven by the time of year combined with the very low interest rates still available (5.75-6% fixed, 30 year).</p> <p>Knoxville’s average days on the market (time to sell a house) is down 5 days, from 105 days in January of this year to 100 days this just past April.</p> <p><a title="knoxville homes, condos, and land for sale, jim lee knoxville realtor" target="_blank" href="http://www.KnoxvilleHomeCenter.com">www.KnoxvilleHomeCenter.com</a> is still the place to visit to see all of Knoxville’s homes, condos, and land for sale.
